The Government of Canada has passed legislation providing GST relief on newly built homes for first‑time homebuyers. This change is now officially in effect, removing uncertainty and helping more Canadians take a confident step toward home ownership.
What GST relief means for first-time homebuyers:
- GST costs have been eliminated on new homes priced up to $1 million (up to $50,000 in savings!). First-time buyers can file with the CRA for full rebate after closing.
- Reduced GST on new homes priced between $1 million and $1.5 million, applied on a sliding scale. First-time buyers can file with the CRA for partial rebate after closing.
- Buyers who have purchased but haven’t taken possession yet, can apply for their GST rebate now.
- Buyers who purchased after March 20, 2025, and took possession before March 12, 2026, are also able to apply for their rebate with the CRA now!
